Arrive on site for a no Cooling call. Customer stated unit was not cooling the house at night, set to 68°F but still around the 79°F. Turned the unit on upon arrival, Customer said they turned it off then on and has been on ever since. Set the unit to Cooling. Cooling call was set. No issue with the unit was present but the p trap was full to the brim. Blew through the drain with a CO2 cartridge. Drain is now flowing through freely.
Arrived onsite for ac maintenance on 1 system . Turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside coils, Measured temperature drop at 19 degrees. Cleaned evaporator coil and condensate line. Tenant changes the filter. Tenant mentioned roof leaks into the ductwork. Did not observe signs of water damage. Also did not observe damp or mildew smell from water. System running as it should.
Arrived onsite for ac maintenance on 1 RTU. Customer not home. Confirmed operation of the system. Checked all electrical. Chemically Cleaned outside coils. Cleaned evaporator coil and condensate line. System running as it should.
Performed dryer vent cleaning as part of Elite Partner Plan. Homeowner will look into duct cleaning after building renovations are complete. Also will look into upgrading to an on demand tankless water heater. Currently has an electric tank water heater in a closet.
Arrived onsite for leaking water from the water heater and second leak from the hvac return vent during rain. The electric water heater has to be replaced. Tenant is contacting a plumber. Went through the heating and cooking rooftop package unit. Did not find a source rain water penetration.
Arrived onsite for no cooling service call. Homeowner explained that the AC began working. Turns out the condenser wiring is swapped with his neighbor and neighbor turned the AC breaker off. Homeowner request estimate for new system .
Arrived onsite for lack of cooling. Turned the ac on. Compressor turned off as about to measure pressures. Performed diagnostic. Confirmed capacitor is good. Confirmed compressor is ohm ok. Restarted system checked amps. Observed after a few minutes high head pressure. 50 sub cooling. Removed refrigerant. System may have restriction. Measured 20 degrees temperature drop. Brought sub cooling to 18 degrees. Measured good suction and liquid line temperatures. Measures good r22!pressures. System is cooling.
Arrived onsite for failed board. Starting by confirming failure. Troubleshoot the communicating thermostat to ensure it was working properly. Unwired and Removed bad board. Observed phase error in the 3 phase system. Changed the phases by switching the legs. Confirmed operation of the system. Set thermostat to 70 degrees.
Arrived on site to perform the leak test, pressurized with 400 psi of nitrogen and found that the outlet fitting of the expansion valve onto the coil was leaking. Tightened up and confirmed that there was no more signs of bubbles and allowed the system to hold pressure and confirm that it is no longer leaking. Evacuated the system and charged up with R410A.

Arrived onsite to recharge AC system. Started by turning on system and putting probes in the indoor vents to measure temperature. 74 return temp and 78 supply temp.

Arrived onsite for ac maintenance. Homeowner complained system is not working and has been giving them issues. Performed diagnostic and found heating to work fine. On AC the system turned on but wasn’t cooling. Found fault in the refrigerant. System is new and under warranty. Need to performed further diagnostic to find issue with refrigerant.
